Elizabeth E. Kearney

Vice Chair, Real Estate

Elizabeth represents private and institutional investors, borrowers, lenders, and developers in a broad range of matters, including the sale, acquisition, financing, and development of commercial real estate. In addition, Elizabeth has extensive experience representing both landlords and tenants in office, warehouse, and retail leases.

Elizabeth served as a founding co-chair of the Women’s Leadership Initiative of the Urban Land Institute - Philadelphia Council. She currently serves on the school board for St. Mary of the Lakes in Medford, N.J. She also chairs Cozen O'Connor's blood drive committee, coordinating two drives with more than 130 donors annually.

Elizabeth earned her undergraduate degree, with high honors, from Rutgers University School of Business – Camden, and her law degree, with high honors, from Rutgers University School of Law - Camden, where she was State Constitutional Law Editor of the Rutgers Law Journal. Prior to practicing law, she served as a financial analyst for an international defense contractor.

Trouble in the Safe Harbor -- The Requirement of Mechanics' Lien Coverage in Lenders' Title Policies in Pennsylvania - Real Estate Alert! - Financing your construction project is not getting any easier. Lenders are increasingly taking a "check the box" approach with respect to their closing requirements, which adds cost and complexity to the closing from the borrower's perspective. One such closing hurdle is the requirement that the lender's policy of title insurance contains "mechanics' lien coverage," which essentially insures the priority of a lender's mortgage lien against mechanics' liens
