Retailers and third-party logistics companies such as Amazon, UPS, and FedEx have started incorporating pick-up locations in brick-and-mortar locations to better serve customers who purchase items online. While online companies are willing to pay a premium to secure space in localized retail properties, landlords should be aware of the ways that this can change the use of a property, and be prepared to adjust the property’s leasing, zoning, and insurance in order to avoid legal issues.
